Job Summary
The Quantity Surveyor will be a pivotal figure in both construction and preventative property maintenance (PPM) projects. This role involves ensuring all works are accurately priced and managing project financials throughout the lifespan of each project. The Quantity Surveyor must provide weekly reports on project financials, highlighting cost management, budget adherence, and any financial risks or opportunities.
Responsibilities include conducting detailed cost analyses, preparing and evaluating tender documents, and negotiating with contractors and suppliers. The Quantity Surveyor will work closely with project managers and other team members to ensure financial objectives are met and projects are delivered on budget.
The role demands a high level of precision and analytical skills, as well as strong communication abilities to effectively negotiate and liaise with all stakeholders involved in the project.
Key Responsibilities
1. Cost Planning and Analysis:
- Carry out detailed cost analyses and feasibility studies for both construction and PPM projects.
- Prepare and evaluate tender documents, contracts, budgets, and other documentation.
2. Project Financial Management:
- Manage and oversee project financials throughout each project's lifecycle.
- Provide weekly financial reports, tracking progress against budgets and identifying any variances.
3. Contractor and Supplier Negotiation:
- Negotiate with contractors and suppliers to ensure cost-effective agreements.
- Oversee the procurement process, ensuring value for money and adherence to project budgets.
4. Risk Management and Reporting:
- Identify financial risks and opportunities within projects, implementing strategies to mitigate risks.
- Prepare regular reports on cost management, budget adherence, and financial projections.
5. Collaboration with Project Teams:
- Work closely with project managers and teams to ensure financial objectives are aligned with project goals.
- Provide guidance on cost-saving measures and budget optimization strategies.
6. Compliance and Quality Assurance:
- Ensure all financial practices comply with relevant laws and regulations.
- Maintain high standards of quality in all cost and financial reporting.
Skills Required
- Degree in Quantity Surveying or related field.
- Proven experience in quantity surveying, ideally in both construction and PPM environments.
- Strong analytical skills and attention to detail for accurate cost planning and analysis.
- Excellent negotiation skills for contractor and supplier management.
- Proficiency in financial and project management software.
- Outstanding communication skills, both written and verbal, for effective stakeholder engagement.
- Ability to work independently and as part of a multidisciplinary team.
- Strong problem-solving skills and ability to manage multiple projects simultaneously.
